Buying your first home is exciting — and full of small decisions that can cost you big if you’re not careful. Here are seven mistakes RJ sees most often, and how to avoid them.
1. Skipping mortgage pre-approval
Shopping without pre-approval means you don’t really know your budget — and sellers won’t take your offer as seriously. Get pre-approved first.
2. Forgetting about closing costs
Beyond your down payment, budget 1.5–4% for land transfer tax, legal fees, title insurance and inspection. These catch many first-timers off guard.
3. Maxing out your budget
Just because you’re approved for a number doesn’t mean you should spend it all. Leave room for life — and for rising rates at renewal.
4. Waiving the home inspection
In a hot market it’s tempting to skip conditions to win. But a missed structural or water issue can cost tens of thousands. There are safer ways to make a strong offer.
5. Buying on emotion
Falling in love with a home can blind you to its flaws. A good agent keeps you grounded and, when needed, talks you out of the wrong house.
6. Ignoring the neighbourhood
You’re buying the street and the commute as much as the home. Visit at different times of day before you commit.
7. Going it alone
Buyer representation is typically free — the seller pays the commission. There’s no reason to navigate your first purchase without an experienced local advisor in your corner.
